By taking a repositioning driven approach, we can capitalize on the high upside potential of these properties, while protecting ourselves from market volatility faced by core investors.

Investment Criteria

Our rigorous criteria ensure that each property we pursue aligns with our strategy to maximize value and minimize risk. By focusing on specific attributes — such as market conditions, property potential, and tenant demographics — we can make informed decisions that set the stage for successful repositioning and long-term financial performance.

  • Target Property Type: Class B and C multifamily
  • Target Markets: Secondary markets with a MSA population minimum of 800,000 people
  • Building Type: Garden, mid-rise, or high-rise
  • Property Size: 100+ unit complexes
  • Market Rents: Ability to increase effective unit rents $350+ per month
  • Minimum Occupancy: None
  • Deferred Maintenance: Will consider all types, except for major structural and environmental repairs
  • Age: 1970 or newer
  • Mechanical: Individually metered HVAC/HWH units, electrical wiring/panels to code requirements
  • Roof Type: Pitched roof preferred, but will consider others
  • Average Unit Size: 750+ sq. ft.
  • Availability: Free & Clear (ability to place new debt)
